Что ж, если у вас шумная семья, детки любят побегать (а кто ж не любит), вы предпочитаете ходить по полу … на высоких каблуках (да-да, не смешно я вот с такой девушкой жил по соседству и она жила всего сбоку от меня, а слышали её каблучки весь этаж )… Да, вот тогда это ваш вариант.
 
А ещё? Ну, первый этаж обычно предлагается с патио и иногда очень просторным и можно сравнить тогда проживание в такой квартире с проживаниям в таунхаузе. Но квартира то дешевле и иногда намного.
 
Если же у вас ещё и угловая квартира, то получается у вас всего два соседа, а не четыре… privacy!
 
What else… Да, если во всём здании по внутренним правилам / законам деревянные полы запрещены, то первые этажи, как правило, попадают под исключение. И почему? Если вы всё-таки шумный жилец, то жаловаться на вас некому

А вы сами как часто встречали квартиры с маленькими балконами? А без балкона?
 
«А что так разве бывает?» - Ну, а зачем он вообще вам нужен, ведь вы не курите и можно с окна посмотреть всё увидеть, и если высокий этаж, то как-то и страшно выходить…
 
Нужен - нужен

Балконы бывают стандартные / descent size, вытянутые, под накрытием и без (даже в пентхаузах!!), а бывают такие, что они опоясывают всю вашу квартиру снаружи и там можно не выходя из дому, просто гулять туда-сюда, наматывая метры-километры или даже на велике кататься… просторы…
Цена не влияет на размер балкона и он не входит в общую площадь как квартиры так и таунхауза.
Но продать с большим балконом квартиру бывает получается быстрее, так как «даже если сейчас он такой нам не нужен, вдруг завтра и пригодится »
Кстати, в Даунтауне процентов 30% домов построены без наличия любых балконов… или они застеклены и модно называются «соляриями»… И те кто живут в Даунтауне, вообще не обращают на это внимания. Но если предлагаешь тем кто ещё никогда там не проживал, почти в шоке «Это как?» «А кофейка утром… а дышать где/куда?»
 
Многие покупатели забывают вообще обратить внимание на наличие балкона. Проверяйте!!
